IOWA CABIN RENTALS - RENTAL AGREEMENT

    Please read and complete this page in its entirety. This is a binding Agreement between you and IowaCabinRentals.com. ALL FIELDS ARE REQUIRED.


    1. Please let us know in an email the Make, Model, Year, Color, State, and License plate number of all cars that will be present at the property. AWD or 4 wheel drive vehicles are a must during the winter months.


    2. Excessive noise, or illegal activity will cause us to terminate the Agreement without compensation or refund. There is a strict policy against excessive noise and will not be tolerated. A $100 fine will be imposed per incident and/or this could cause us to terminate the Agreement without compensation or refund. Visitors and owners come to the area and our other cabins to watch the many deer and other wildlife and to enjoy nature, peace and tranquility. Please do not ruin it for others.


    3. Contain fires to your cabin's fire pit area only. Bring your own Firewood or we can provide a Large Load for $25


    4. Please refrain from leaving bags of garbage outside the cabin. Racoons and other animals will get into them. Take any excess garbage and drop it off in town or call us and we will come pick it up.


    5. In an effort to keep cleaning fee low, Linens (Sheets, towels, pillowcases) & Propane for the gas grill is not provided. You must bring your own or we can provide for an additional fee. Pillows and comforters/blankets will be at the cabin as shown in the photos. A reminder will also given in the confirmation email you will receive.


    6. No garbage, beer cans, bottles, cigarette butts and etc is to be left around the ponds, pools or hot tubs or around the lawns. An additional cleaning fee will be assessed.


    7. Anyone using kayaks or canoes on pond or river near your cabin must wear life jacket at all times.


    8. The cleaning fee does NOT include the washing of dishes, pots, and pans as well as the grill if used. If unwashed dishes are found in the sink, counters, or piled up in dishwasher there will be a $50 additional cleaning fee charged.


    10. It is a MUST that you bring bedding linens. Any evidence of sleeping on bare mattresses without sheets/bedding will result in a $100 fee for mattress steam cleaning. Packing and bringing your own linens are a must.


    11. No camping or tents allowed. The Yellow River Forest is nearby with numerous sites if you wish to camp


    12. A charge of $50 per over the limit guest per night will be charged. Accommodation is limited to the number of persons for whom the booking is made.


    13. No Weapons of any kind are allowed to be used or discharged on the property.


    14. No hunting is allowed on any of the properties. Most all are designated as wildlife habitat or sanctuaries.


    15. ATV's and 4-Wheelers are not allowed.


    16. No Fireworks are allowed.


    17. Joint bookings where two or more parties rent a cabin, the booking should be made in one name only, that person is to be responsible for payment and any damage caused.


    18. All requests for cancellations and modifications must be made in writing. A refund of your downpayment minus 10% can be given for a cancellation of no less than 60 days. No refund of deposit will be given for any cancellation (including no-show) and the remaining balance will be due in full and charged to the card on file if less than a 3 days from your check-in date or in the event of a no show. Downpayment is non-refundable after check-in. In the event you decide to leave early your initial downpayment will not be refunded.


    19. We have the right, at our sole discretion, to refuse to accept any booking, and obtain the name, age and gender of your party before accepting your booking. We will not accept reservations, where the majority of you are between the ages of 17 and 21.


    20. Please make sure no one in your group, under any circumstances, stops to disturb neighboring cabin owners to ask questions or directions. Everyone in your group should have directions printed and stay in contact with us when in route to the cabin.


    21. Rentals commence from 3 pm (check in) on the day of arrival until 11 am (check out) on the day of departure.


    22. The renter is expected to leave the accommodation tidy; we reserve the right to make a charge for extra cleaning if the cabin is trashed out or excessive bags of garbage requiring a trailer. You must wash all dishes, pots and pans before departure.


    23. Breakages or missing items must be reported. Any damages or breakages will be charged at prevailing local rates, which might be higher or lower than you would expect to pay elsewhere. Given that we may have guests arriving very shortly after you depart and that they will expect the property to be in good condition when they arrive, we reserve the right at our sole discretion and at your expense to use such means as may be necessary to make good any damage or breakages in the shortest possible time so that incoming guests will not be disappointed.


    24. Smoking is NOT allowed in any of the cabins. If smoking outside please pick up and properly dispose of all cigarette butts.


    25. Pets are permitted only under certain circumstances and certain breed of dogs are not allowed including but not limited to Rottweilers, pit bull terriors, Doberman Pinchers, and American Bulldogs. A $50 fee will be charged for ANY pet. If you are unsure if your dog is allowed, please contact our staff. All dogs MUST stay OFF furniture and beds. Any evidence of hair on sofas or comforters will result in additional charges to have professionally cleaned. No exceptions. This has been abused too many times in the past and we are now taking a firm stance to enforce it. No pets are not allowed at Shady Oaks and Creekside Cottage.


    26. The final balance for your stay is due a week before checkin. We normally charge the balance on the card on file a week before checkin unless we are notified in advance that you would like to pay another way at checkin. Credit cards that come back declined could result in late fees being charged or you being locked out of the cabin if we can't get in touch with you.


    27. If you notice any problems or have any complaints with the cabin, please let us know right away. Some wear and tear items we are aware of and will fix when the cabin has some vacancy. DO NOT wait until after checkout to notify us especially with the intentions of getting a discount. We deserve the opportunity address any problems or move you to another cabin at the start of your stay versus hearing about some sort of refund after you have checked out....unless it has severely affected your stay. We are not a large hotel chain or big resort but instead a small family run and operated business. We deserve the right to know about a problem immediately so we can try to fix it or move you to another cabin.
    * ABSOLUTELY NO REFUNDS OR DISCOUNTS WILL BE GIVEN FOR COMPLAINTS AFTER A RESERVATION HAS ENDED.


    28. We cannot be held responsible for loss or damage to any belongings, or injury sustained by the renter or members of his/her party during their stay in the accommodation. We exclude liability for loss or damage to any belongings, or for injury sustained to the hirer or members of his/her party during their stay in the accommodation. Except to the extent that such injury or loss or damage to any belongings is caused as a result of any act, omission or breach of common law duty of care under the Occupiers Liability Act 1959 by ourselves.


    29. If renting a cabin with Hot Tub
    *** We would like everyone to enjoy the outdoor jacuzzi during your stay however there are rules must be followed to avoid costly repairs.
    1. You must put the cover back on immediatley after use escpecially during colder months. This is an outdoor HotTub... Pumps and waterlines can freeze and cause alot of damage if cover is left off OVERNIGHT or for an extended period of time. Water will also evaporate rapidly. Once the last person is out of the tub the cover needs to go back on right away.
    2. If the water levels become low due to overuse during your stay, please let us know ASAP. Failure to notify us and get the waterlevel back up above the jets could result in an Airlock in Waterlines, Heating Element breakage due to lack of Waterflow or Pumps from burning out.
    3. Children MUST be attended at all times if using the hot tub.
    4. No splashing water out of the tub or spilling water around the tub as this will create Ice outside for people to slip on and low water levels mentioned in #2
    5. Please try to clean grass and dirt off feet before getting inside. Most of the hot tubs do have a water source nearby to rinse feet off. Grass and other debris can and will clog jets and filters
    ......Please understand this is VERY important. All of the above has happened too many times with prior reservations. We have spent thousands of dollars in repairs so far just this year alone and we can no longer continue covering these expenses. The hot tubs were installed for relaxation and peaceful enjoyment for adults. Our cabins are secluded and spread throughout the county. Unlike a resort, we can't have someone there to monitor them during your stay. If the water levels get too low, turn an off color, or any other issue with the Jacuzzi, let us know right away so we can come out to add chemicals or more water.
    Please note, if damage is caused due to negligence or not following these 5 rules, you will be charged for repairs.


    30. Curry, Fire, or Smoke Damage: Tenant is responsible for any damage caused by fire, including but not limited to kitchen fire. Tenant is also responsible for soot/smoke damage caused by burning candles or using strong curry in cooking. We have had alot of problems with the Curry cooking in the past with it sometimes taking a month or more to rid the cabin of the smell. The oils from the Curry cooking can distributed throughout the cabin via the HVAC system. Additionally, walls, cabinets, ceilings, and or flooring may be discolored from it. Tenant is responsible for any damage caused or excessive cleaning for due to fire, smoke, or curry oil vapors.


    - It is important that you share all this information above with any other guests or families that may be staying at the cabin with you.
